Planning conditions have been discharged and a strip foundation has been installed to implement the permission - the Planning department have been notified that this has taken place.
Ethos
bpArchitecture were appointed to design a high standard good quality family home similar to the style of other dwellings on, Regency Drive, Stockton Brook.
Design
The new dwelling features a large open plan family kitchen and dining area with doors opening onto a side footpath. The dining area is also linked into the adjacent lounge with sliding pocket doors.
The triple aspect generously sized lounge has windows overlooking the front garden, side access path together with two pairs of double casement doors providing access to the main side garden area. There is also a separate ground floor study which could be used as a home office.
A separate utility room is provided to the rear of the garage which leads out to a second side private garden area.
There are 3 double and 1 single bedroom on the upper floor with an ensuite and main bathroom. The three double bedrooms incorporate full height built in wardrobes.
A single detached garage provides space for one family car, this was designed to allow the roof to drop and cover a side log store. A generous driveway will allow for the parking of three more cars to the front with bridge access over the brook onto Regency Drive.
The family living area opens out onto a side garden incorporating a large patio, outdoor dining and bbq area and steps onto a lawned garden area and feature planting beds. A separate side garden area is accessed via the Utility Room into a grassed and shrub bordered area which would suit a utility patio and vegetable garden. .
The dwelling conforms to current modern living space standards and provides an excellent standard of living accommodation.
Sustainability
The dwelling meets and exceeds current Building Regulations in order to provide a sustainable dwelling and energy efficient home for the future occupiers to run.
The building has been designed to incorporate good Thermal Insulation to meet and exceed current Part L for new Dwellings. Materials have been selected that will contribute to thermal efficiency and massing.
In order to meet water efficiency standards high quality taps, showers, baths and fixtures and fittings will be selected.
The dwelling has been designed to incorporate the use of in tile Solar PV panels to provide electricity and reduce the energy draw for the dwelling. Solar thermal panels will also be utilised to provide hot water.
