Background
bpArchitecture were appointed by our Client to design three new detached dwellings on land adjacent to an existing bungalow on Sandy Lane, Brown Edge.
Planning approval was obtained in September 2017.
Unit 1 is now complete. This property has a Lounge, Dining Room, Kitchen, Utility Room and WC on the ground floor and three Bedrooms with Bathroom and En-suite on the first floor. Rooms on the upper floor are built into the roofspace as the planners insisted on the roof being cut back to reduce the impact on the existing bungalow adjacent.
Unit 2 is now complete. This dwelling has two double and a single bedrooms with an En-suiteand main bathroom. It has a large Kitchen/Diner, with separate Lounge and Cloakroom on the ground floor. the property also has a single storey attached garage.
Unit 3 is now complete. This dwelling has two double and a third single Bedrooms with an En-suite to master, and main bathroom. It has a large Kitchen/Diner/living space, with separate Lounge and Cloakroom on the ground floor. the property also has an attached single storey garage. This unit has a larger rear garden.
Our Services
Stage 1-3: was carried out for our Original Client who wanted to sell the land with planning approval to fund works elsewhere. Our services included preparation of a full planning applicaiton, Design and Access Statement, We also produced a number of street scene images as the Planners were concerned about how the development would look and wanted to address residents concerns that visibility for children walking to school woudl be maintained.
Stage 3D PLanning discharge was carried out on behalf of the Developer to discharge conditions of consent for all three units
Stage 4: A Full stage 4 package of drawings was produced for the developer of Unit 1 who was the last to start on site and the first to compelte and sell. The developer used our site co orniates dimensions and specificaiton to construct from.
Stage 4: For Units 2 & 3 was carried out by others.
