Section of Proposal
bpArchitecture were appointed by our client to carefully design an extension to an existing property to provide a Granny Annexe with internal alterations for our clients parents and a separate replacement annexe to provide two bedrooms for their children both with special needs. The scheme involved extending in three directions, both sides and backwards, replacing two poorly constructed older extensions. We also took the roof off and raised the eaves level so that it was adjacent with the adjacent property and provided two bedrooms and bathroom in the roofspace, to provide a bedroom for the Couple and their daughter.
Design Solution
1] An existing conservatory was replaced to the side of the property to provide a bedroom and ensuite bathroom and a small lounge with kitchenette to provide a Granny annexe for the couples parents. The pitched roof to gable was insulated to underside of raked roof to give the small extension apparant volume and space, whilst actually being quite compact.
2] An exisitng sinle storey extension was poorly constructed, this was demolished completedly and a new cavity constructed extension constructed including a rear extension to provide two bedrooms and a wet room for the children. These rooms were fitted with ceiling hoists and motorised runs to allow the children to be moved between the bedroom, bathroom and living space.
3] A single storey flat rooved rear extension was constructed to the rear ro provide a relocated kitchen and dining room , opened up into one of the original bedrooms to become a large open plan living area, fitted with hoists.
4] The original kitchen to the front was fitted with an entrance canopy and tall cupboards to both sides to provide storage for coats, hats and all the paraphaneailia of family and disabled life.
5] The exisitng longe was redecorated and fitted with full height glaed door to the side to provide a link to the parents lounge. So that they could be separate or together.
6] A staircase was introduced to the side of the lounge, with storage below for wheeelchairs.
7] On the upper floor raiing the roof meant that two decent sized berooms and a wet room could be accomodated to provide two bedrooms for parents and ambulant daughter.
Design Intent
Windows and rooflights were carefully placed, to provide natural daylight and views of external woodland and distant landswcape views.
Carefully tucking in single storey side extensions and setting these back reduced the overall mass and impact of the extended living accomodation.
The existing driveway was widened to provide space for wheelchair cars to the front and a seating area screened by hedgerow.
A side decked garden with ramped planting zones was designed in to the side to provide a separate garden space for the parents.
The rear garden was adjsuted to suit the new extension and provided with raised planting beds to bring planting in rech and touch of the children whilst sitting in the shade.
