Background
bpArchitecture were appointed by our client to renovate an existing 1940s three-bedroom outdated property into a modern 4-bedroom house with a rear extension to maximise the ground floor space along with providing an additional ground floor bedroom with en-suite.
Ethos
Our clients was a Builder who had bought the property to refurbish, extend, and sell on. The brief was to develop and modernise the property in order to sell for a profit. Therefore, we had to develop a scheme that woudl maximise value. We looked at the option of extending two storey to the side above the garage, but this woudl not fit in with the Builders budget.
Facilities
A single storey full width rear extension was constructed to provide a large kitchen and living room area. The exisitng ground floor plan was opened up into the existing lounge and dining room to provide a large family living area.
The staircase was removed and recongigured to provide a feature staircase, this also included reconfiguring the main entrance to the proprty.
A single storey side extension was constructed to provide a downstairs bedroom and ensuite shower room.
The front parts of the exisitng ground floor layout were adjsuted to provide a utility room and ground floor office.
The first floor layout was reconfigured to provide a reconfigured bathroom, and give over space from a separate toilet to enlarge the third bedroom. An ensuite was added to the mastr bedroom.
Future Proofing.
We looked at an option to either construct another bedroom above the garage. Or provide a staircase to the loft to add one or two bedrooms in the large loft space. The Contractor elected not o proceed with these as he woudl reach the sell on ceiling.
