Design and Build Service - Contract Team

We regularly work on Design and Build Contracts as part of the Contractors Team.

For this type of contract/service:-

1. The works will have been designed by others working as part of the Client Team up to Stage 2 or Stage 3 and then the works tendered for the Contractors Team to complete the design and the Contractor to build out the scheme
   
   
2. The Client may produce a design brief and an initial concept plan, or just a design brief, contract specification and room data sheets and then tender the project asking  tendering Contractors to either provide a concept design and a schedule of rates and price for the works or a price for the works based on a site, contract brief and performance spec, overall building area and a set of room data sheets.  The Contractors Team including us as Architects would then, having won the tender, produce an overall design to meet the Client budget and build out the scheme
