RIBA Stage 1: Feasability Studies

We can provide site analysis, site appraisal, scheme design and options appraisals for any site or building you are looking at buying or improving.

Feasability studies are often carried out where our Clients, Developers; or Agents working on behalf of purchasers, are looking at the type of scheme suitable for a particular site; either to market, purchase land or buildings they wish to develop.

Feasability studies are also useful when looking at ways to improve existing accomodation stock, improving return, where rental values have started to fall, or take up of all or part of the building has been falling.

We can look at adjusting the builidng layout, adjusting access, splitting the building up into separate suites, replanning the builidng, servicing or improving the external appearance, such as changing windows, doors, cladding, roof format. Introducing renewables, altering the energy soruce.

Feasability studies, and building condition surveys are also a means of determining where parts or all of the building need to be refurbished, reconfigured , extended or completely rebuilt.

Feasability studies are also the means to look at ways of achieving, or improving pedestrian and vehicualr access to sites.

We offer advice on the potential available from sites, for development, refurbishment or conversion projects.

The final solution may be an amalgamation of parts of several options appraisals.

Once we have an agreed option we can move on to Stage 2: Scheme Design.

Who Needs a Feasability Study and/or Site Appraisal

If you own a property or a site and are considering redevelopment, a site analysis and feasability study would identify whether a project is viable and what you can do with the site.

  1. You are looking at a parcel of land for sale and would like to know how you can developp it before you purchase.
  2. You are looking at a property for sale and want to determine if you can replan the accomodation, and/ore extend to suit your needs.
  3. You own a property or land and want to develop and need to look at what best suits the site, how much it might cost to develop, and what type of return might be achievable
  4. You own a property or land, you know what you want to develop, but is it feasable.
  5. You want to see if your Architect can come up with a better layout to suit your needs better
  6. Could an Architect come up with a better use for your exisitng space.
  7. Could your Architect impreove the appearance of your property, attracting a buyer or tenant or just giving you better satisfaction with your space.

Where you are looking at larger sites, your Architect could produce a written Site Appriasal, looking at a Parcel of Land, Options for the Site, Land Ownership if you are Purchasing, Planning constraints, How your proposals fit in with the Local Plan, Planning Policy, Neighbourhood Plans, Land Use Strategies. How much accomodation can you get onto the site, access issues, other site constraints, does it all stack up before you agree to purchase a site.
